A viewer asked a few questions which I had not addressed on our website. Here is my response:


Thanks for your questions.  My wife and I own Walnut Cove Creek Farm (“WCCF”). I hope you have taken an opportunity to review all the information on our website.  Despite my best efforts to provide a lot of data about WCCF, I did not provide answers to your questions 🙃!  Great questions, I should add that information to the website.


1.  Water system. There is one deep well on the property.  It was drilled when this house was built in 2001-2002.  When we bought the property in 2019, we replaced the pump, added another sand filter, and added another pressure tank.  Additionally, we resealed the surface area around the wellhead.  The pump uses a 220V circuit.


  There is a whole-house filter on the system, which needs replacing every quarter.  That takes about 5-10 minutes.  The well provides water to the house, the barn, the garage apartment and the garden/chicken coup area.  And watering the grass and landscaping.   The animals mostly drink water from the well, except when we give them access to the creek. We have never had a water shortage unless the power went off from the occasional summer or winter storm - which prompted us to install the whole-house generator which automatically switches on.  So now we do not have to haul 5-gallon buckets of water up from the creek!!!!  


Anecdotally, our seller in 2019 claimed that her mother would take home gallons of water after each visit, because it was the best water in the world.  We also had the County Health Department test the quality of the water when we moved.  That will do that anytime for a small fee.


2.  Heating. The house is heated and cooled with a forced air HVAC system. New system installed in 2024.   The heater function is fed by a 500-gallon propane gas tank buried in the ground between the house and barn.  The barn office and tack room each have a separate mini-split unit for heating and cooling.  As does the separate garage apartment.


3.  Taxes.  We have placed a ten-year conservation easement on the property which keeps our taxes down. Last year our taxes were $2,026. You can check the Lumpkin County Tax Commissioner website for more info. Lumpkin County Tax Commissioner


4.  Shopping.  We are 8.6 miles from the Walmart Supercenter and the Walgreens across the street.  This brings you into downtown Dahlonega with multiple banks, shops, restaurants, auto shops, post office, doctors, dentists, attorneys and more. Add another 5 miles and you are at Publix, Home Depot, Tractor Supply and other local shops and the hospital.  Add another 9 miles south on GA highway 400 and you are at the Dawsonville Outlet Mall.  The Ga 400 highway corridor links directly to other major shopping areas like Cumming, John’s Creek, Alpharetta, and Roswell, before terminating in Atlanta around Lenox Square and Phipps Plaza sixty miles from here.  And, of course, if you need to fly anywhere, you can literally fly anywhere from the Atlanta airport!  Another shopping opportunity is Gainesville about 30 miles from our property, a city of over 50,000 people.


5.  Hunting. The property is unencumbered by any HOA or County rules regarding hunting. Our seller and our neighbors routinely hunted deer and turkey on the property and the thousands of acres of national forest surrounding us. You would need the appropriate licenses, of course. There is an abundance of deer, turkey, wild hogs, and black bear in the area.  Our Great Pyrenees dog, Cooper, keeps most of these from being nuisances. Without him, the deer would ravage the landscaping and garden, and the bears would occasionally visit your trash bins.
