Asking Price and Terms

We are entertaining offers for the sale of Walnut Cove Creek Farm.  We have had many discussions with realtors and others in the community regarding the projected sales price and fair market value of our property.  We are testing the market with this website to try and sell WCCF without a Realtor and the corresponding fees and hassles.  One of the sellers is a real estate attorney, having practiced real estate law for almost fifty decades (new edit - actually it is 50 years, not decades!!) and is capable of handling real estate contract matters, if the buyer is not represented by a realtor.  All buyers are encouraged to have their own representation from either a realtor or an attorney, or both.  We will pay a 3.00% buyer's commission, if the sale closes.

Our expectations of the value, given the cost and effort we gave to this project, is in excess of $1,500,000, not including furnishings, horse tack, tools, and farm equipment (all available separately). 

We will be open to receive offers OF $1,425,000 (EDITED 9/12/25) until we finish the last few projects we are working on.  We will update the closing date for the offers on this website along with the updates of the ongoing projects - written explanations and pictures.  We would like to close this sale not later than the end of summer or early fall.  We are planning on moving out-of-country prior to the end of this year so most all of the furnishings and equipment will also be sold.  SEE THOUGHTS, UPDATES AND . . . for more information.

Terms of the sale should be all cash at closing with no contingencies other than the completion of the ongoing projects - these will be spelled out in the contract.  This property can be sold FURNISHED - most everything can stay, except for personal items, of course, and some artwork done by one of the sellers.  A detailed listing of furniture and fixtures that stay will be included in the contract.  The horse barn has a significant amount of tack and equipment that will be sold also.

We had an inspection done within the last couple of months, which indicated that we need a new hot water heater comparable to the existing one, which we will have installed prior to any closing.  Otherwise, we believe the property is in great condition, particularly since we have made major improvements within the last few years, including new roof, new HVAC, new appliances, new flooring, new painting, new siding, land improvements, driveway paving, replacement of well pump, whole house generator - the list goes on and on.
