Land

The property is 16.156 acres according to the survey when we purchased the property.  We bought title insurance when we closed on the land based on the new survey.  The eastern and northern boundaries of the property are contiguous with the National Forest.  The western boundary is Walnut Cove Creek.  The southern boundary is a neighbor with approximately 4 acres with single family home and shop.  Access to the property is from Jack Walker Road (a paved public county road) to Thurmond Walker Road (a recorded ingress and egress easement).  Thurmond Walker Road is a gravel road that is maintained by 5 property owners with access to their separate properties.  This road is paved from the southern property line to our garage.

There are 3 separate tracts across the creek to the west before the National Forest again becomes the western boundary.

The land is heavily wooded with mostly oak and pine trees, except for the developed sites.  The creek begins in the National Forest a few hundred yards north of our property line.  The corners are well marked and there is an old property line agreement regarding the creek boundary.  The perimeter of our property is fenced with 4-board horse fencing where visible from the road and house and with T-posts and wire everywhere else.  We have cross-fenced in strategic areas to manage the grazing of the livestock.

The elevation at the creek is about 1900 ft msl and about 1950 ft msl at the house.  The north and eastern property lines are on or about the 2,000 ft msl line.  We are about halfway up the east side of Black Mountain which continues to rise to about 3,500 ft msl at its peak.  The Appalachian Trail transverses the northern end of Yahoola Valley from Gooch Gap to Woody Gap along the Gooch, Ramrock and Black Mountain peaks.  The view from the AT at Ramrock is spectacular and looks to the South down the Yahoola Valley (our property is hidden in the trees on the East side of the valley.
